-
" What other fees/costs can I expect throughout the building process?"
None that are associated with the construction of the
home itself. Everything regarding the construction will be covered in the
contract. However, fees related to your property may need to be paid such as
Homeowner's Association Dues, Membership Transfer fees, etc.
-
" What if I change my mind about an item that is already specified in the contract, or already under construction?"
We understand you may change your mind-rarely does a
homeowner know exactly what they want from start to finish, and most
importantly, we want you to be happy with your home. The problem comes in when
changes are made after work has been completed, or when a change will cause
delay in the next step of construction.
Typically, costs for changes would be minimal to none, unless it relates to an
item that is already installed, or under construction, or related to a change
order. Items listed on a change order may not have been priced with the original
bid, and will have to be priced at that time.
Note: With good, sound planning on both the homeowner's part, and Rhetson
Companies' part, changes during construction are very minimal.
-
" How long does it take to build a new home start to finish?"
The quick answer is 6-8 months. With our scheduling and
planning procedures, most homes should be completed in this time frame from the
start of construction. However, we are unable to control some factors that may
cause delays such as weather, material availability, inspections and
subcontractor schedules. You will receive progress reports on the status of your
home so you are always aware of any of these factors, if they do arise. We
always try to overcome these obstacles to keep the project on the schedule we
have furnished. It is to your benefit and ours to keep to the agreed upon
schedule.
-
" Can I come on the job site to inspect work at any time?"
We prefer that you visit the jobsite only when a
Rhetson Companies, Inc. representative is able to accompany you, for liability
reasons. Heavy machinery, power tools, air guns, etc. can be very dangerous,
unfinished stairwells, floors, steps, thresholds, walls and support systems for
example can also be hazardous as well as other materials that are used on the
worksite and may not be readily recognized by you. We will, however, from time
to time, ask you to meet on site and do walk-throughs or other site tasks with
us. Otherwise, we would ask that you contact a Rhetson Companies, Inc.
representative to meet you at the job site if you would like to be there during
regular work hours. We will also provide you with written progress reports to
keep you informed.
-
" What if an error is made in the construction process? Will I incur any fees?"
If an error is made during the construction process, by
Rhetson Companies, Inc., or any of the subcontractors that we employ, it will be
corrected by Rhetson Companies, Inc., at no cost to the homeowner. The homeowner
will always be notified of such mistakes and to what extent it may or may not
affect the construction schedule.
-
" What items are not included in the overall construction cost - what other things will I have to purchase on my own?"
There should not be any additional items
you would need to purchase to make your home liveable. Some items to think about
however, that are generally not covered in construction, are window treatments,
and refrigerator, washer / dryer that are not included in the appliance
allowance, but can be negotiated before-hand.
-
" Will construction continue on weekends?"
Construction will continue on Saturdays if we need to
catch up for a weather delay or to stay on schedule, and if allowed by the
Development POA
-
" How available is the General Contractor if I have concerns?"
You will be furnished with all of Rhetson Companies,
Inc. personnel office and cell phone numbers so that you may reach us at any
time. We are happy to answer any questions you may have and want to assure you
that we will resolve any of your concerns. We do, however, ask that unless it is
an emergency, you please make calls before 6:30 pm, and try to make them during
the week due to our strong commitment to spending time with our families.
-
" What if I have a problem with my home after construction is completed?"
You will be furnished with a new homeowner's manual,
and contact list of all persons and companies that contributed to the
construction of your new home. They each carry a 1-year warranty on workmanship
and will be glad to help you with any problems, should one arise. If you feel
you are not getting proper cooperation from these people, never hesitate to call
us.
We feel that once we construct a Rhetson Home, it is always a Rhetson Home.
